Community Strata Divisions in Adelaide

Community Strata divisions are often associated with multi storey developments, where lots exist above other lots. A plan sheet depicting the various lots is drawn for each level of the building. The boundaries for each lot are defined by the physical buildings and structures themselves – there are generally no dimensions shown to individual lot boundaries.

This means that in a new building development, the Community Strata process cannot be completed until the building structure is complete and the boundaries are defined by the structures. The structure of a building is considered to be part of the Common Property of the Community Scheme. A Community Strata division can be used for existing or new developments, for as few as two lots, or for a large number of lots in multi storey developments.

My recent personal experience was very positive - Shaun Turnbull prepared a site survey required for a DA to be lodged with PlanSA and his attention to detail and accuracy was exceptional. I worked with Shaun on site in Ashton to find survey pegs on a hilly and "overgrown" area adjacent a very old fence line to prepare for the site survey to locate a precise site for a new agricultural shed. When I first called I wasn’t too sure as the person seemed a little uninterested but they provided a fast quote at a reasonable cost and were able to schedule the job to be completed in 1 week where other places I called were much more costly and wouldn’t be able to do the job for at least 6 weeks. All details, documents and invoices were sent through within the same day of the job being completed. Quite happy overall with the service. Would recommend.
